Chapter 1

How the UK Housing Market Works

Most students assume the off-campus search near the University of Kentucky starts in the spring. In reality, it starts in the fall. Search activity for UK off-campus housing rises noticeably in October and November, months before most students plan to sign anything. That timing matters because Lexington's student housing market is one of the most supply-constrained in the country: UK's fall 2025 enrollment reached roughly 38,700 students, competing for approximately 7,100 purpose-built beds near campus. The result is a market that fills up fast and early, with many communities already well pre-leased for the following fall by the time winter break arrives.

Leasing early protects your choice of floor plan, whether that's a studio, one-bedroom, or two-bedroom, and gives your roommate group time to align before the best units are gone. It also puts you ahead of the seasonal squeeze that hits every spring, when remaining inventory narrows and choices get thinner the closer you get to the following fall.

The Leasing Timeline

WindowWhat Happens
Early Fall (Sept–Oct)Search activity begins ramping up; communities open their next leasing cycle
Late Fall (Nov–Dec)Search volume peaks for the year; well-located studios and one-bedrooms start filling
Winter (Jan–Feb)Traditionally the busiest signing window across Lexington's student housing market
Spring (Mar–Apr)Inventory narrows; fewer floor plan choices remain
SummerLimited units left, often at a premium or farther from campus
Pro Tip

Lexington's off-campus market has been well over half pre-leased for the following fall by December in recent years. Start touring in early fall and lock in your roommate group before winter break so you're not chasing leftover inventory in the spring.

Chapter 2

Understanding Your Options

Gateway Lofts Lexington offers studio, one-, and two-bedroom apartments, with lease terms that vary based on current availability. Each floor plan is a traditional, whole-apartment lease rather than a by-the-bed arrangement, so if you're sharing a two-bedroom with a roommate, you'll sign the lease together for the full unit.

Studio

A fully independent layout for a resident who wants their own space close to campus without a roommate.

One-Bedroom

A full apartment to yourself, with room to set up a dedicated study space or home office.

Two-Bedroom

Share a full apartment with a roommate, each with a private bedroom and a shared common space.

Good to Know

Every apartment at Gateway Lofts Lexington is unfurnished. Budget time and moving-truck space for furniture before move-in day; see Chapter 8 for a full bring-list.

Because lease terms vary by availability, ask the leasing office when you tour about options that align your end date with the academic calendar.

Chapter 3

Understanding Your Costs

The rent you see listed for a floor plan is your starting point, not the full picture. Gateway Lofts Lexington doesn't bundle additional fees into rent, so it's worth mapping out the full monthly cost before you compare communities.

Pro Tip

Always compare total monthly cost, not headline rent. A lower base rent without Wi-Fi, parking, or included utilities can end up costing more each month than a slightly higher, more inclusive rate.

Base rent is the listed price for your floor plan alone. Total monthly cost is base rent plus utilities, insurance, and any other required or lifestyle fees you choose to add.

How to Qualify

Gateway Lofts Lexington offers two ways to qualify for a lease, so applicants at different stages, whether you have your own income and credit history or need a co-signer, can find a path that works. Both pathways use the same objective screening standards.

Self-Qualification

For applicants with their own qualifying income and credit history. Standard proof-of-income documentation and screening apply. Ask leasing for the current income multiple and credit threshold.

US Guarantor

A qualifying co-signer can guarantee the lease on your behalf. The guarantor completes the same income and credit screening required of a self-qualifying applicant.

Good to Know

Every applicant, whether self-qualifying or using a guarantor, goes through the same standard screening criteria. Ask the leasing office for exact current income and credit requirements when you apply.
